We established Potter Learoyd Commercial to indulge our love of commercial property – buying it, selling it, letting it, developing it and investing in it!

With an encyclopedic knowledge of the commercial real estate and property ‘players’ in our patch we are well placed to advise our investor clients on how to maximise rental and capital values and our occupier clients on how to minimise their property outgoings!

COVID – May 2020 Update

‘Lockdown’ has accelerated the process of conducting more of our initial meetings, regular progress meetings and viewings via the video medium rather than face-to-face. We are now offering the following ‘virtual’ services to save our clients and applicants time and money!

Virtual Meetings – we believe around 70% of initial meetings with potential clients could be conducted via video meeting with Zoom, Teams, Skype or Facetime. 

For an initial view on what we have on the market, what your building might be worth or simply to discuss an issue you may have concerning owning or occupying commercial property call us or email us and we can quickly arrange a ‘virtual meeting’ at a time to suit you.

Virtual viewings – now we can offer an ‘inside and outside’ virtual tour of all the properties we are marketing. Whilst we accept nothing will ultimately replace a conventional inspection only 1 in 25 viewings actually leads to a letting or sale. 

We are providing comprehensive particulars of the properties we are marketing including floor plans, an internal and external tour, the ‘street scene’ and aerial views. A ‘virtual viewing’ is produced just once at the outset, thus creating an online ‘viewing ready’ property which is available 24 hours a day, 7 days a week and 365 days a year. This will filter out those viewings which have no potential and we believe it will reduce physical viewings by around 50%.


In very simple terms, we find occupiers for empty buildings or land on behalf of owners. In a bit more detail; we’ll advise you on rent levels, we’ll create the marketing material to show off your vacant property, we’ll list it online in the right places, we’ll put a board up, we’ll take the calls, we’ll make the calls, we’ll drum up interest, we’ll show people round, we’ll negotiate the detail and we’ll hand over to the lawyers to complete the deal. As well as letting empty buildings or land we also sell.

Investment agency

Calling all investors from the huge pension funds through to individuals looking for a SIPP addition. We trade commercial property investments both on and off market opportunities and/or by selling your current property investment holdings. We consider yields, covenant strength and a client’s attitude to risk. We source finance solutions from our established contacts at commercial mortgage providers, retail banks, challenger banks ‘new players’ such as crowd funds / peer to peer lenders.

Direct Investment / Finance

With our own funds or jointly with established property syndicates we invest directly into commercial property deals. We have a track record of completing quickly at the price agreed on shops, offices, warehouses and land. Approach us with a property play, we’re all ears and you never know, a JV with you might be around the corner.


When a business needs new premises they often need help getting it; in particular with help finding, negotiating and securing their new building or land. We act on behalf of local, regional, national and international occupiers, from the early stage of identifying requirements right through to the acquisition of the new asset whether through lease or purchase. Naturally we can do this the other way around also and dispose of client’s surplus property and land.
